Access Statement for Heathfield Bed & Breakfast

Introduction
Linda and John Cudworth are the owners of Heathfield Bed and Breakfast. We are situated on the A171,
Private car parking is available at the rear of the house, also there is unrestricted street parking. All
local amenities and the harbour are approximately 8 minutes walk away from the property. We are unable to
accept animals of any kind. Heathfield bed and breakfast is centrally heated throughout and temperature can
be controlled to suit individual requirements.
Access to the property
There are 3 steps leading to the front door they are 7" high one step at the front door 4" high, therefore
this bed and breakfast is not suitable for wheelchair users. The front of the property is well lit. There
is a paved area with bench and flowerpots.
Entrance hall
The front door opens to the main hall, which has a wooden floor to the left is the owners private quarters.
Guest dinning room there are DVDs for guests to use.
Dining Room
Breakfast is served in the dinning room. All hot food is cooked to order.
There are three tables all set for two but can be moved to accommodate larger groups.
There is a straight run of stairs (total 13) 6" high and 30" wide with a hand rail running co inside the
stairs. The stairway is fully carpeted throughout. To the first floor there are 2 steps 6" high and 30"
wide leading to bedroom 1.
Bedroom 1
is accessed through a door on the landing which when closed you get total privacy, with private
bathroom suite; this includes a shower with glass cubicle, WC and sink basin with mirror above the sink.
The floor is covered with tiled affect cushion flooring + 3 double-glazed windows.
The bedroom contains one double 4 foot 6 cast iron hand made bed with two single wardrobes with drawers
either side also 2 bedside tables with lamps and alarm clock. TV/DVD player. Hostess tray is situated on
side table. There are 3 double electric sockets. The flooring is carpeted throughout. The room has a double
glazed window with a view of the Whitby Abbey.
There are 3 stairs leading to rooms 2 and 3, each step is 6" high 30" wide.
Bedroom 2
Contains a 4 foot 6 cast iron hand made bed, one single wardrobe 2 bedside tables lamp, and hostess tray,
Flat screen TV dvd en suite shower wc sinks in the corner of the room the room is carpeted there are 3
double sockets, the room has a double glazed window looking out to the back garden.
Bedroom 3
Has a double 4' 6" bed plus single bed plus leather settee wardrobe, dressing table with drawers book case
with books hostesstrolly en suite with shower wc sink with mirror above plus shaving point and light
two windows looking out to the front of the house.
Additional Information
Evacuation procedures are provided in each room.
There are fire extinguishes on all landings.
Call points are outside each room as well as in the hallway + all floors.
Mains controlled smoke detectors are situated in all corridors, stairways and bedrooms.
Emergency lighting is situated in hallways and on all landings.
In the event of a fire the smoke detectors would sound.
The building can be evacuated by the front door.
Please advise us if there is any reason you may need any further assistance with these procedures.
Smoking is not permitted anywhere in the house, but may be under taken outside the property where a
bucket of sand is provided for your use.
We are able to cater for special dietary needs, but will ask you prior to your stay with us.
We have Wi fi Internet connection available for our guest to use, just ask proprietor for the code.
